Free security deposit receipt maker
Give your tenant a receipt when they pay a security deposit. Fill in the tenant, the rental address and the amount, and download a PDF to print or send. It is a one-off receipt for a deposit, not for monthly rent.
How to write a security deposit receipt
- Add your name as the landlord or the name of your property management company.
- Add the tenant and finish the first line with the rental address: Security deposit for the unit.
- Enter the amount and how it was paid. If part of the deposit is still to come, untick Paid in full and enter what you received.
- Add a note about the lease if you like, type your name and download the PDF.
What a security deposit receipt should include
- The date the deposit was received and a receipt number
- The landlord's and the tenant's names
- The address of the rental, with the unit number
- The amount, and the balance still owed if it was paid in parts
- How it was paid, with the check or money order number
- A line that says it is a security deposit, and a reference to the lease
- The name and signature of the person who received it
Why keep a deposit receipt
A deposit is often the largest single payment a tenant makes, and it is usually refundable. When the tenant moves out, a receipt shows how much was paid and when. It helps you and the tenant agree on what is owed back, and it is a useful record if there is a dispute.
Rules on security deposits, such as how much a landlord can ask for, where it must be held and when it must be returned, differ between states and cities. Check your local landlord-tenant law. This page is not legal advice.
Deposit receipt or rent receipt?
For monthly rent, use the rent receipt maker, which shows the rent period and the balance. For a deposit, use this page. If you prefer to write receipts by hand, the rent receipt template has three receipts per page. To keep track of rent charged and paid over the months, use the rent ledger, and keep the deposit off the rent balance.
Example security deposit receipt
A finished security deposit receipt: it says the money is a deposit, names the rental and records how it was paid.
- Title. Security deposit receipt, so nobody mistakes it for rent.
- Landlord and tenant. Who received the money, and who paid it.
- Deposit and property. One line with the rental address, for example Security deposit for 1530 W Roosevelt St, Unit 4.
- Amount and payment method. The amount, and a check or money order number if there is one.
- Notes. A reference to the lease, such as the lease date. Keep it factual.
- Signature. The name of the person who received the deposit.
Questions people ask
Does a landlord have to give a receipt for a security deposit?
It depends on where the rental is. Some states and cities have rules about how a deposit is received, held and returned, and some require a written receipt. Check your state and local landlord-tenant law. Even where it is not required, a receipt protects both of you.
What should a security deposit receipt say?
The date, the amount, the tenant's name, the landlord's name, the address of the rental, that the money is a security deposit, how it was paid and the name of the person who received it. A reference to the lease is useful too.
Is a security deposit receipt different from a rent receipt?
Yes. A rent receipt confirms rent for a period. A deposit is a one-off payment that is usually refundable under the lease and the law, so the receipt names it as a security deposit and does not show a rent period.
Can I use it for a pet deposit or last month's rent?
Yes. Change the description on the line, for example Pet deposit for 1530 W Roosevelt St, Unit 4, and the receipt works the same way. For rent itself, use the rent receipt maker.
Is it free and private?
Yes. There is no account and nothing is uploaded: the PDF is made in your browser. Your landlord details can be remembered on this device to speed up the next receipt.
